Ideally situated across from the MBTA Orange Line station at Green St, Bartlett Sq 2 seeks to add housing and commercial spaces to the vacant lot at the corner of Green St and Amory St in Jamaica Plain.   The project promises to capture the spirit of transit-oriented and sustainable design as well as the vibrancy of its diverse, artistic neighborhood.

 

*  (15)  residential ownership condos   (13.3% affordable)

*  (5)    residential rental apartments   (60% affordable)

*  (2)    commercial units  (100% developer subsidized small biz space)

*  (17)  garage parking spaces  (0.85 parking to residential unit ratio)

*  ~30,100 gross sq ft

A project was approved by the Zoning Board of Appeals for the site in 2016, but was not built due to a lawsuit.  The new project is a paradigm for the JP/Rox plan; 1 additional story of building height creates 3 additional affordable units (+150%).  The new proposal is similar to the 2016 project, but differs as follows:

* primarily ownership condos rather than rental apartments

* garage parking increased from (9) to (17) spaces

* affordability increased from (2) to (5) residential units

* height increased from 4 to 5 stories

* addition of 3,300 sf of developer subsidized commercial space (artist, small business)

* no restaurant
